Listing to Launch

You focus on getting your next deal — I’ll handle everything it takes to launch your next listing.

  • Upload the listing agreement and all required items to SkySlope to ensure your file is fully compliant and complete with your broker

  • Prepare and create a custom marketing plan for your listing with a full timeline

  • Schedule painters, stagers, staging teams, cleaners, and handymen to prepare your listing

  • Order yard signs and confirm installation (Coming Soon / For Sale)

  • Coordinate all vendor and seller scheduling: staging, photography, videography, marketing

  • Write and upload MLS listing descriptions; handle all updates (status changes, price adjustments, etc.)

  • Submit to The Agency, MLS Magazine, and other marketing channels

  • Create all branded marketing (Coming Soon / Just Listed): open house flyers, door knockers, IG graphics

  • Coordinate open house scheduling, signage, and lockboxes with sellers

  • Communicate with sellers and agent weekly (traffic, showing feedback, activity reports)

  • Organize all contractor estimates and invoices in a shared Google Drive folder

  • Receive and organize offers for your review

  • Create a multiple offers spreadsheet for easy presentation to sellers

  • Prepare and send DocuSign documents as needed

  • Prepare counteroffers and support negotiations

  • Be the main point of contact for your sellers and vendors throughout the listing

  • Listings under $1.5M receive full Listing & Escrow support at a capped flat rate

  • Listings over $3M include a capped Luxury Listing Support Fee

Escrow to Close

Protect your time and your deal — I’ll guide the entire escrow process with your sellers.

  • Prepare opening file and submit to escrow: purchase agreement, counter offers, addendums, trust documents, listing agreements, etc.

  • Update yard signs (In Escrow) & MLS status (Active Under Contract, Pending, Closed)

  • Schedule inspections and retrofit with preferred vendors (buyer and seller side)

  • Schedule and attend retrofit inspection; ensure retrofit certificate is received

  • Attend inspections and summarize findings

  • Attend and provide access for inspections and appraisal appointments

  • Submit appraisal support package to appraiser (provided by agent)

  • Collect and organize inspection reports in a shared Google Drive folder

  • Write up RRRRs (Repair Requests) and submit to buyer’s side

  • Track contingency removals, EMD release, and all deadlines

  • Communicate weekly with sellers so they’re always informed

  • Coordinate between escrow, title, TC, vendors, and buyer’s agents

  • Support sellers in staying on schedule with packing, moving, and timeline responsibilities

  • Ensure sellers turn off utilities and coordinate key property info for buyers

  • Prepare “Just Closed” mailers + social graphics

  • Order closing gift (within agent's budget or agent’s choice of gift)

  • Confirm CDA + commission wiring instructions with escrow

  • Schedule yard sign, lockbox, and staging removal

  • Finalize & organize all closing documents in Google Drive

  • Dual Representation Coordination available as an add-on

    Extended hours and elevated prep make this your most strategic showing.

  • Brokers Open House

    $200.00 Up to 3 hours.

    Host agents and brokers with polish. I manage access, signage placement with your vendor, open house setup, and sign-in tracking — with a focus on presenting the home professionally to the real estate community.

    Priced for mid-week timing and networking focus with less general traffic.

  • Weekend Open House

    $175.00 Up to 3 hours.

    A standard weekend showing with full guest management, signage placement with your vendor, light prep, and professional on-site presence to ensure a seamless, well-run experience.

    Includes everything needed for a successful weekend open without the Grand Opening extras.

  • Twilight Open House

    $400.00 Up to 4 hours.

    Perfect for luxury listings that deserve a standout showing. I coordinate lighting, ambiance, and vendor timing to create an elevated evening experience. This is the ideal format for serious buyers seeking a refined, high-end atmosphere.

    Premium time slot and upscale presentation make this a top-tier service.
