Prepare opening file and submit to escrow: purchase agreement, counter offers, addendums, trust documents, listing agreements, etc.
Update yard signs (In Escrow) & MLS status (Active Under Contract, Pending, Closed)
Schedule inspections and retrofit with preferred vendors (buyer and seller side)
Schedule and attend retrofit inspection; ensure retrofit certificate is received
Attend inspections and summarize findings
Attend and provide access for inspections and appraisal appointments
Submit appraisal support package to appraiser (provided by agent)
Collect and organize inspection reports in a shared Google Drive folder
Write up RRRRs (Repair Requests) and submit to buyer’s side

Confirm CDA + commission wiring instructions with escrow
Schedule yard sign, lockbox, and staging removal
Finalize & organize all closing documents in Google Drive
