Do you offer custom packages?

My service packages are designed to meet the most common needs of high-performing agents — from listing prep to closing coordination. They’re streamlined, efficient, and built to deliver consistent, high-level results without the need for customization.

What if my listing is under $1.5M?

For listings priced under $1,500,000, I offer the same white-glove service at a capped flat fee of $2,200 — ensuring value while respecting your commission margins.

What happens if a listing falls out of escrow?

If a listing falls out of escrow, the 50% deposit is retained to cover the work already completed.

How are payments handled?

I accept Zelle or bank transfer. A 50% non-refundable deposit is due to begin work. The remaining 50% is collected at close of escrow through the Commission Disbursement Authorization (CDA) for a seamless and documented payout.

Do you charge for travel?

Yes — I include up to 15 miles round-trip per appointment. Travel beyond that is billed at $0.65 per mile from Santa Monica, CA.

What’s considered an urgent request?

Requests made after 4 PM PST, on weekends, or requiring same-day turnaround are considered urgent and incur a $150 urgent request fee.

Can I hire you for just one part of the process?

Yes — you can book Listing to Launch or Escrow to Close independently depending on your needs.

You can also select open house coverage as a stand-alone service, with pricing for Grand Openings, Broker’s Opens, Twilight Opens, and regular weekend open houses.

Additionally, I offer full buyer representation for referred buyers at a 20% referral commission — giving your clients premium service and you peace of mind.

If I double-end the deal, does the percentage cost of your services go down?

Yes — my fee remains the same, but your commission increases when you represent both the buyer and the seller. That means the cost of my services becomes an even smaller percentage of your total commission, making it one of the most efficient investments you can make in your business.

Are you responsible for my transaction as the agent of record?

No. While I provide full administrative and logistical support throughout the listing and escrow process, you are the responsible licensed agent on record for the transaction.

I do not provide legal advice or guidance on how to navigate complex transactional situations. Any legal questions, compliance concerns, or decisions about how to handle a transaction should be directed to your broker, manager, or in-house legal counsel.

I will always complete tasks thoroughly and in alignment with industry standards, but it is ultimately the agent’s responsibility to review, approve, and oversee all actions taken under their license.
