You focus on getting your next deal — I’ll handle everything it takes to launch your next listing.

  • Upload the listing agreement and all required items to SkySlope to ensure your file is fully compliant and complete with your broker

  • Prepare and create a custom marketing plan for your listing with a full timeline

  • Schedule painters, stagers, staging teams, cleaners, and handymen to prepare your listing

  • Order yard signs and confirm installation (Coming Soon / For Sale)

  • Coordinate all vendor and seller scheduling: staging, photography, videography, marketing

  • Write and upload MLS listing descriptions; handle all updates (status changes, price adjustments, etc.)

  • Submit to The Agency, MLS Magazine, and other marketing channels

  • Create all branded marketing (Coming Soon / Just Listed): open house flyers, door knockers, IG graphics

  • Coordinate open house scheduling, signage, and lockboxes with sellers

  • Communicate with sellers and agent weekly (traffic, showing feedback, activity reports)

  • Organize all contractor estimates and invoices in a shared Google Drive folder

  • Receive and organize offers for your review

  • Create a multiple offers spreadsheet for easy presentation to sellers

  • Prepare and send DocuSign documents as needed

  • Prepare counteroffers and support negotiations

  • Be the main point of contact for your sellers and vendors throughout the listing

  • Listings under $1.5M receive full Listing & Escrow support at a capped flat rate

  • Listings over $3M include a capped Luxury Listing Support Fee

Capped Fee for Listings Under $1.5M

Listings priced below $1,500,000 receive the same white-glove service at a capped flat fee of $2,200 for both Listing to Launch and Escrow to Close. This ensures smaller listings are still professionally managed without compromising on quality or care.


Luxury Listing Support Fee

For listings priced over $3,000,000, a flat Luxury Listing Support Fee of 3% (based on the agent’s gross commission) will be added. This fee can be included in the CDA or paid separately at closing. This reflects the additional time, complexity, and coordination required for luxury listings — including longer days on market, elevated client expectations, multiple pricing strategies, and premium marketing demands.

Fee cap: $2,500 max per listing
This ensures your commission remains protected while allowing me to deliver the high-level service luxury listings demand — from launch through close.


Open House Coverage Available

A la carte open house support can be added to any service package — including Grand Openings, Broker’s Opens, Twilight Opens, and standard weekend showings. Coverage includes signage coordination, on-site presence, and post-event reporting.
